At Christopher // Lloyd we don't believe in a one size fits all approach to consulting. Every site, every client, and every design is different, and each of them deserves the time needed to unlock potential.
We want our clients to think of us the second a new opportunity arises, knowing that the advice and support we provide takes the guesswork out of early stage site review, and that the analysis of site we offer identifies the opportunities and constraints needed to realise great design.
We offer a variety of services tailored to different stages of development, ranging from site review and analysis for projects in their their infancy, to the preparation of stand alone SEE documents in support of designs already drawn up.

Site Analysis // Feasibility
At the beginning of any development project it is critical to know and understand the planning controls applicable to the land and the development outcomes sought.
We review the site, and consider the outcomes sought against the relevant planning controls, and then prepare a brief report highlighting the real world opportunities and constraints.
We seek solutions in the grey of planning controls.

Clause 4.6 Written Requests
Got a design that exceeds a numerical standard like Height of Buildings or Floor Space Ratio, or that requires a variation to the minimum lot size to facilitate the project?
We've got the experience and know how to adequately justify your Variation to a Development Standard, and will write a report seeking a variation to the control that describes the merit of the variation sought in accordance with the applicable legislation and regulations.

Complying Development Reports
Keen to develop in a certain manner and aren't sure if it can be done under the Exempt and Complying Development Codes?
We can take the guesswork out of the process and provide a report detailing compliance with, or requirements to gain compliance with the codes.
If it can't be done we will provide advice as to the cleanest approvals pathway and guide you through the process required to get your approval.

Statements of Environmental Effects
We write a tailored Statement of Environmental Effects (SEE) to describe in detail why your development has merit to gain approval. We've written, and through previous roles, assessed hundreds of SEE documents, so have the experience to cut the fat and precisely sell your project to the Consent Authority.
An SEE is a document required for most development applications under Schedule 1 of the Environmental Planning and Assessment Regulation 2000. It explains the likely impacts of the development, and must demonstrate how these impacts will be minimised. It also addresses how a development proposal complies with applicable legislative requirements.

Application Preparation and Lodgement
You do the designing, we do the planning and liaise with consultants to assemble the document package for lodgement to the NSW Planning Portal.
Having managed numerous projects through to completion, we take the hassle out of the process for you.
Council has questions? We manage that too. Our fees include approvals management, capturing one RFI from Council so there's no hidden or unexpected fees from us.
That said, we're happy to be writers and advisors and let you manage your application. If applications and approvals management is your jam then run with it, we're here to guide you should you get in a bind.
